The Development Office assists residents, businesses and developers with a variety of activities. For example, by law, new construction and major changes to existing structures within the Town require building permits. We will help you determine if your project requires a building permit and how you can obtain it. You can browse our web page for the type of permit you are seeking. Our office also processes applications for the Planning Board and Zoning Board of Appeals. We meet with property owners and builders to review applicable Town zoning and development regulations and the requirements of the State building code that may affect your project. Our overall objective is to assist you in understanding the requirements that affect your project and advise you on how to obtain the needed Town approvals so you can properly proceed with your project as quickly as possible.

Our web page also provides information on the Town’s Comprehensive Plan Update project. We are tracking the progress of this work and provide information on the content of the plan as it is being formulated.

With your help, we will keep this web page current and make sure it remains an important resource for the community on development requirements, issues and activities in the Town of Canandaigua. Your comments and suggestions are welcomed.

Development Regulations
Development Permits and Approvals

A site development permit and a building permit are required for any new building or any addition or alteration that affects the structural design of the building or its mechanical, electrical or plumbing system. These permits are also required for any change in use of land or existing building.

These permits are legal documents that grant permission to construct or alter a building or other structure in accordance with approved drawings and specifications. Permits help assure that the construction meets all the standards of the New York State Fire Prevention and Building Code and the Town of Canandaigua code. Many repairs may not require a permit, such as siding, flooring, replacement of windows, etc.

To be sure, you should check with the Development Office by calling 394-1120, ext. 2230, or email msmith@townofcanandaigua.org. You may also obtain a copy of a site development and building permit applications from this web page. Once the form is filled out, please print, sign and submit it.

DO NOT send payment with your application. Payment shall not be made until the fee is determined & the permit is issued.

No building permit shall be issued until current NYS Worker's Compensation Certificates are on file in the Development Office!

Please allow 5-10 business days for your permit to be issued - if no Board approval is required.
