The New York State School Tax Relief (STAR) Program provides an exemption from school taxes for owner-occupied, primary residences. Senior Citizens with combined 2006 income that do not exceed $70,650 may qualify for a larger "Enhanced" exemption. To apply for either Basic or Enhanced STAR exemption, you must file application RP-425 at the Assessors office by March 1st. Forms are available at the Assessors office, can be downloaded at the bottom of the page, or by going to the New York State Real Property Office website: www.orps.state.ny.us.
A SENIOR Exemption is available for residents 65+ with a total income of less than $29,000. The form (RP-467) can be downloaded at the bottom of the page. For instructions, download RP-467-INS.

The Assessor:
Will set up an appointment to meet anyone who is not physically able to come to the Town Office to complete required forms.
Calculates the assessed value (or market value) of homes within the Town of Canandaigua
Provides the following publicly available information about a property upon request:
Owner's name(s) (current and previous)
Assessed value of home
Year Built
Last sale price
Tax rates
Reviews eligibility for and provides information about tax exemptions such as:
STAR and Enhanced STAR
Veterans
Seniors Exemption
Ag Assessment (formr School Tax Credit and New Farm Building Exemption)
Assists taxpayers in filling out and submitting exemption forms
Litigates taxpayers' requests for lowering assessment
Maintains property transfer records
The Assessor's office does NOT
Provide true tax amounts, only tax rates (for previous years' tax information please contact the County Treasurer's office at www.co.ontario.ny.usand click on Real Property Tax on the left column).
Provide phone numbers of Town of Canandaigua residents.

Other useful information:
Only a primary residence can take exemption through the STAR program. For example, if you own lake property, but your primary residence is NOT in the Town of Canandaigua, please do not send a STAR application to the Town of Canandaigua. Our office sends STAR applications to eligible residents who have purchased a home in the Town of Canandaigua. If you have any questions about this issue, you may call our office.
For assessment purposes the Town of Canandaigua has been divided into 12 neighborhoods.
Neighborhood Codes:
1 ) 24340 - well/septic residential sites
2 ) 24360 - sites with public water
3 ) 24380 - old subdivisions (prior to 2003) include original Fox Ridge, Ashton Place and Old Brookside
4 ) 24550 - commercial, includes industrial
5 ) 24730 - lakeview (rated 1-5)
6 ) 24750 - west lake, all lake properties on the west side of Canandaigua Lake, except road divide lots
7 ) 24751 - east lake, all lake properties on the east side of Canandaigua Lake
8 ) 24752 - road divide, road seperates waterfront from residence
9 ) 24385 - 2003 or newer subdivisions (generally north of 5 & 20), typically average to good grade, good
condition, lots have public water, sewer and natural gas utilities
10) 24390 - 2003 of newer subdivisions (generally south of 5 & 20), typically average to good grade, good to
very good quality homes, have public water, sewer and natural gas
11) 24395 - 2003 or newer subdivisions, typically superior lakeview
12) 24850 - townhomes, presently there are 3 separate townhouse sites in the Town of Canandaigua
