The Assessor will:

  • Set up an appointment to meet anyone who is not physically able to come to the Town Office to complete required forms.
  • Calculate the assessed value (or market value) of homes within the Town of Canandaigua
  • Provide the following publicly available information about a property upon request:
      • Owner's name(s) (current and previous)
      • Assessed value of home
      • Year Built
      • Last sale price
      • Tax rates
  • Review eligibility for and provides information about tax exemptions such as:
      • STAR and Enhanced STAR
      • Veterans
      • Seniors Exemption
      • Ag Assessment (former School Tax Credit and New Farm Building Exemption)
  • Assist taxpayers in filling out and submitting exemption forms
  • Litigate taxpayers' requests for lowering assessment
  • Maintain property transfer records

New York State School Tax Relief (STAR) Program
The STAR Program provides an exemption from school taxes for owner-occupied, primary residences. Senior Citizens with combined 2008 income that do not exceed $74,700 may qualify for a larger "Enhanced" exemption. To apply for either Basic or Enhanced STAR exemption, you must file application RP-425 at the Assessor’s office by March 1st. Forms are available at the Assessor’s office or can be downloaded below.

A SENIOR Exemption is available for residents 65+ with a total household income of less than $28,900.  The form RP-467 can be downloaded below.  For instructions, download RP-467-INS.

*The Alternative exemption provides a property tax exemption to veterans who served during wartime and to those who served in a combat zone.
**Cold war is defined by law as veterans who serve on active duty (exclusive of training) in the United States armed forces between September 2, 1945 and December 26, 1991, and who are not currently receiving either the eligible funds or alternative veterans' exemption.

For assessment purposes, the Town of Canandaigua has been divided into 12 neighborhoods.

1 ) well/septic residential sites
2 ) sites with public water
3 ) old subdivisions (prior to 2003) include original Fox Ridge, Ashton Place and Old Brookside
4 ) commercial, includes industrial
5 ) lakeview (rated 1-5)
6 ) west lake, all lake properties on the west side of Canandaigua Lake, except road divide lots
7 ) east lake, all lake properties on the east side of Canandaigua Lake
8 ) road divide, road separates waterfront from residence
9 ) 22003 or newer subdivisions (generally north of 5 & 20), typically average to good grade, good condition, lots have public water, sewer and natural gas utilities
10) 2003 of newer subdivisions (generally south of 5 & 20), typically average to good grade, good to very good quality homes, have public water, sewer and natural gas
11) 2003 or newer subdivisions, typically superior lakeview
12) townhomes, presently there are 3 separate townhouse sites in the Town of Canandaigua
